SmartChoice Property Management is a full-service property management offering services throughout the Miami-Dade County area. Founded in May 2012 by company CEO Ivania Rivas, CAM, the firm is based on the core beliefs of integrity, honesty and hard work. As of January 2017, SmartChoice Property Management collectively manages 13 communities, consisting of over 700 units. Our licensed professional managers, accountants and support staff, will provide what you have been looking for in a management company.
We work closely with the Condominium Board on financial budgeting and planning; ensuring adherence to Master Deed, Bylaws and Rules and Regulations; make suggestions to the Board for updates on the Condominium Documents; collect monthly or quarterly dues and handle receivables; process and handle payables; obtain contractor bids for Board approval; provide monthly financial reports to Board; assist in obtaining Reserve Study and Annual CPA reviews.

We inspect the property on a weekly basis; oversee the contractors; attend Board and Annual meetings and handle all service requests and questions from the property owners. The Principal of SmartChoice Property Management, who is a CAM, works directly with the Board, not some assigned representative of the firm.
